  • 24 hour marketing of your vacant property on our web page
  • Yard signs, lock boxes, and flyers available for showings.
  • Follow-ups on all calls and internet inquiries about your property.
  • Personal interactions with all of the property showings with prospective renters by our own employees

Application Process
We will:

  • Handle any and all questions from potential tenants
  • Personally conduct the application and screening process of all prospective tenants & guarantors
  • Run all prospective renters through our customized screening process, which includes background checks, national criminal checks, and credit checks
  • Screen previous rental history
  • Verify employment records.

When you hire us you have two fee options available, depending on the level of service you require:

LEASE ONLY – our fee is equal to 1 month’s rent

  • Complimentary rental assessment
  • Advertisement and showing of home
  • Thorough tenant screening and background check
  • Screening of previous rental history
  • Verification of employment records
  • Negotiation and drafting of lease documents
  • Thorough move-in inspection with photos
  • Complete accounting and full documentation of transaction

FULL SERVICE MANAGEMENT- Fee equal to ½ month’s rent (Minimum $595 ) + monthly fee

Management Fees;

Single Family homes, Condo, Halfplexes: Monthly management fee 7% (Minimum $75 )

Multi Unit Complexes:

    Duplex = $65/mo each unit
    Triplex / Fourplex= $60/mo each unit

    Commercial properties, Strip centers, retail, office: Monthly management fee 5-7% of gross scheduled monthly rents with no monthly minimum

    *Management Fees vary depending upon the size, location, and services requested by investor, but generally fall into this range. Investors with multiple properties may qualify for discounts.

    Full Property Accounting

    • We disburse owner’s fund between the 10th and the 15th of every month.
    • Monthly statements, invoices and receipts will be delivered between the 15th and 20th of every month
    • We will provide year-end tax reporting statements.
    • Trust account maintenance and management.
    • Direct deposit to owner’s account.
    • Complete vendor management and monthly bill paying

    Collection of Rents / Contract

  • All rent will be due on the 1st of every month and considered late if not paid by the third of every month.
  • Thorough move-out inspection with photos
  • We offer legal notices and service for non-payment of rent and provide professional eviction processing and proper court representation.
